Does Tax Value Matter When Selling Your Home?

As Mecklenburg County comes due early next year for property tax revaluations, many sellers are asking questions like, “Does the tax value carry more weight with potential buyers than it does when sales are booming?”  and “Might a higher tax value actually help me market my home at a higher price?”  Considering the uncertainty in our economy, some experts are saying that although home buyers are not more likely to relate tax value and market value initially in this slowed market, if buyers are choosing between two similar homes, they may ultimately go for the home with the lower tax burden.   As to whether a higher tax value can help justify a higher asking price all depends on who you talk to and is a bit like rolling the dice.  However, if you do not feel like you can sell your home for at least the tax value, you should definitely consider appealing the valuation with the county.
